Clear, upfront trade: costs & risk off your plate

You won’t receive rental proceeds. In exchange, we assume every expense, cover all insurance, and reinvest revenue into upgrades and improvements that accelerate appreciation.

All costs covered

Property taxes, insurance (hazard + commercial STR), utilities, landscaping, repairs, supplies, cleaning, staging, photography. If you have a mortgage, we reimburse escrowed taxes/insurance.

Insurance done right

If your home is free and clear, we place all insurance under our policy and name you as Additional Insured. If you have a mortgage, you maintain the lender-required hazard policy, and we layer our STR commercial coverage on top. Either way, you’re fully protected and we pay the premiums.

Compliance & permits

We handle licensing, safety, inspections, vendor contracts, bookkeeping, and STR rules.

  4. 4) Operate. We handle guests, teams, vendors, maintenance, reporting, and reinvest in the home — you stay hands-off.

Note: You do not receive rental income. Your benefit is expense elimination, liability protection, and a steadily improving estate.

Do I make money from bookings?

No. All rental proceeds fund operations, reserves, and capital improvements. Your upside is expense elimination, appreciation, and a better property over time.

Won’t frequent guests cause extra wear and tear?

We attract and host guests who are just like you — affluent, discerning travelers who appreciate and respect luxury properties. To draw them in, the home must always be kept in immaculate, 5-star condition. That’s why Guest Ready is Owner Ready.

What do I still pay?

Your mortgage (if any). We pay or reimburse all other expenses: taxes, hazard insurance, STR commercial insurance, utilities, vendors, maintenance, and compliance.

How am I protected from liability and damage?

If your home is paid off, every claim—guest damage, owner damage, or acts of nature—routes directly through us. For estates with a mortgage, major structure losses route through your lender-required hazard policy, while guest and operational liability are covered by our STR policy. And because Guest Ready is Owner Ready, we handle repairs faster than insurance, keeping your estate always pristine.

Can I use Owner Ready if my estate is listed for sale?

Our standard terms are multi-year leases, but we recognize that guests often fall in love with well-designed, fully furnished homes they stay in. For harder-to-sell estates, we offer a tailored program that keeps your property on the market while we maintain it in both guest-ready and show-ready condition—even after short owner stays. Not every situation will qualify, but yes—Owner Ready can be a powerful solution for listed estates. Because Show Ready is Owner Ready.

Who covers cleaning after short owner stays?

At Owner Ready, our mission is to take the pain out of owning additional large estates. Owners are our most favored guests—treated like royalty. We not only cover the cost of refreshing the property back to Guest Ready after each stay, but we also go above and beyond to accommodate the unique requests owners may have while enjoying their estate. Our success is measured by ownership that feels effortless, owners using their property more—or acquiring additional hassle-free estates for us to make Owner Ready.

Can I sell or use the home?

Yes. Owner-use dates are reserved in advance; sale rights and orderly exits are addressed in the lease with clear notice periods.
