You won’t make rental income. Instead, your upside is expense elimination, capital improvements, and accelerated appreciation. We assume all operating costs (taxes, insurance, utilities, landscaping, maintenance, furnishing) and reinvest the majority of booking revenue into keeping the home pristine and increasing its long-term value. You keep title, appreciation, and personal use — without writing a check (outside your mortgage, if you have one).
Serving multimillion-dollar estates, ~10,000 sq ft and up.
You won’t receive rental proceeds. In exchange, we assume every expense, cover all insurance, and reinvest revenue into upgrades and improvements that accelerate appreciation.
Property taxes, insurance (hazard + commercial STR), utilities, landscaping, repairs, supplies, cleaning, staging, photography. If you have a mortgage, we reimburse escrowed taxes/insurance.
If your home is free and clear, we place all insurance under our policy and name you as Additional Insured. If you have a mortgage, you maintain the lender-required hazard policy, and we layer our STR commercial coverage on top. Either way, you’re fully protected and we pay the premiums.
We handle licensing, safety, inspections, vendor contracts, bookkeeping, and STR rules.

Your mortgage (if any). We pay or reimburse all other expenses: taxes, hazard insurance, STR commercial insurance, utilities, vendors, maintenance, and compliance.
If your home is paid off, every claim—guest damage, owner damage, or acts of nature—routes directly through us. For estates with a mortgage, major structure losses route through your lender-required hazard policy, while guest and operational liability are covered by our STR policy. And because Guest Ready is Owner Ready, we handle repairs faster than insurance, keeping your estate always pristine.
Our standard terms are multi-year leases, but we recognize that guests often fall in love with well-designed, fully furnished homes they stay in. For harder-to-sell estates, we offer a tailored program that keeps your property on the market while we maintain it in both guest-ready and show-ready condition—even after short owner stays. Yes. Owner-use dates are reserved in advance; sale rights and orderly exits are addressed in the lease with clear notice periods.
